Boutique hospitality for guests who notice.
Stay in Sandbridge is a small, owner-operated vacation rental company based in Virginia Beach. We manage a curated portfolio of properties in Sandbridge and the surrounding area — and we hold every one of them to the same standard we'd hold our own home.
Started by hosts who care what guests remember.
Stay in Sandbridge was built on a simple belief: the details are what people remember. Not the thread count of the sheets in isolation — but the way everything works together. The welcome gift that fits the occasion. The guidebook that actually tells you where to go. The door code that works the first time. The quick response when something needs attention.
Badria and Jay Wolcott started SIS as owner-operators — people who live and work in the hospitality they create. Jay manages day-to-day operations on the ground, personally executing the welcome experience for every guest. Badria oversees the business, the brand, and the standard that makes it worth coming back to.
Two years in, we're a Superhost and VRBO Premier Host with a 4.98 average across 100 reviews. That number didn't come from luck. It came from treating every stay like it matters — because to the people in it, it does.
The principles behind how we operate.
We don't put things in a property because they're expected. We put them there because they improve the experience. That distinction matters more than it sounds.
We read what guests are celebrating, what they came for, and how long they've been planning this trip. Then we make it feel like we knew they were coming — because we did.
We tell property owners the truth. About what their property needs, what it can earn, and what we'd recommend if it were ours. That's what partnership actually means.
We cap our portfolio because the alternative is letting quality slip. We'd rather be small and exceptional than large and average. That's a choice we make every time we turn away a property that isn't the right fit.
First stay, twentieth stay — the experience has to be the same. Return guests shouldn't wonder if we still care. The answer is always yes, and the property should prove it.
This is one of the most remarkable stretches of coastline on the East Coast. We think the properties here — and the guests who discover it — deserve to experience it at its best.
What "boutique hospitality" actually means in practice.
It means Jay placing chocolate on the nightstand before guests arrive. It means a welcome card written for the specific occasion — not a generic "enjoy your stay." It means the fridge stocked with something thoughtful, not just stocked.
It means that when a guest messages us at 9pm about a question, they hear back. It means the property is inspected after every clean. It means the five-star review isn't chased — it's earned, because we set up the conditions for it before the guest ever walks in the door.
Most of this is invisible to guests. That's the point. When hospitality is done right, guests don't notice the system. They just feel taken care of.
Why Sandbridge — and why it matters that we're based here.
Sandbridge is the quieter, protected stretch of Virginia Beach that most tourists miss. Ten miles of barrier island, bounded on one side by Back Bay Wildlife Refuge and on the other by the Atlantic. No commercial strip. No traffic. Just beach, water, and the kind of quiet that's increasingly hard to find on the East Coast.
We live here. We know the restaurants worth going to, the morning the turtles nest, the exact beach access that catches the best sunset light. That knowledge goes into every guidebook and every guest recommendation we make.
This isn't a property we picked for ROI. This is our backyard. We take care of it accordingly.
